What happens if I draw an area that's too big?
We tell you before you pay. The polygon must contain 5–2,000 listings. Larger areas dilute the signal — we'll ask you to redraw tighter. There's no charge for a rejected polygon.
What if the area is too small?
If your selected area contains fewer than 5 active short-let listings, we can't produce reliable percentiles. You'll see the message before purchase or get a full refund if it slips through.
Can I change the area after I buy?
No — one purchase generates one report on the area you drew. To analyse a different or adjusted area, buy a new Street-Level Report (£29). This keeps pricing transparent: every paid report is exactly that, one report.
How fresh is the data?
Market data is pulled live from our paid data partner at report generation. Inside Airbnb data is refreshed monthly. Every figure in your PDF has a “last refreshed” timestamp.
What if the AI verdict is “Pass”?
You still get the full report. If the verdict is Pass and you want to research a different area, we'll credit £15 toward your next Street-Level Report — turning negative verdicts into trust signals.
Do you store my data?
Reports are saved to your account for 12 months from purchase so you can re-share them or download the PDF again. After that they expire. We don't sell or analyse your search history.
Refund policy
Materially wrong data (provable factual error) = full refund within 7 days. Changed your mind = no refund (we've already paid for the live market data and AI analysis). “Pass” verdict = £15 credit toward your next report.
Will you launch a subscription later?
No. The whole point of this product is the verifier customer — someone making one decision who wants one document. If you're an agency producing reports for clients, email us for a B2B quote.
